Multiple bed bug problems in multiple units, and management/owner/HOA refuse to do anything. I reside in unit 120 #4 at College Glen. On April 20, 2016, met with mgmt and discussed that I have been getting bitten and having allergic reactions to the bites for multiple weeks. Mgmt dragged their feet getting pest control out for an inspection. I had to call directly, TeamPestUSA, with whom there is a HOA contract. The TeamPestUSA technician came out that Friday, April 22, 2016 and was unable to find any evidence of any insects. He stated, if the bites persist, to request a manager to do a more detailed inspection. The bites continued through the weekend to the point where I receive greater than ten per night and my arms are severely inflamed. I called TeamPestUSA directly to schedule a follow-up inspection; the earliest available time was next Wednesday, May 4th, which I felt was unacceptable and I contacted American Pest Control and scheduled a free, next-day, no obligation inspection. April 28th, American Pest Control found 3 adult, and many nymph stage bed bugs. There is an addendum that places responsibility on tenant of tenant is at fault. However, I was not the source and five other connected units were having problems as well. These pests travel vertically up, and horizontally between apartments, and have been shown to travel down. I have never in my life suffered from a bed bug infestation nor have a traveled or stayed in a hotel in recent months. However, neighbors have moved out of the surrounding dwellings, which could be cause for a bed bug infestation. Jai Property Management have continued to let this issue escalate and expect tenants to pay thousands of dollars for treatment with the high probability of the bed bugs returning from neighboring units, because JPM refuse to adhere to the lease/addendum or uphold a standard of healthy, safe, habitable housing. The problem requires a systematic approach to be dealt with properly, i.e. treatment of the entire building. JPM offered early lease termination without fees, but I still have to worry about treatment before moving. JPM said they would install bed bug monitors in all units, but that have also failed to take place. Multiple tenants are in the process of moving out and I am sure JPM/HOA will get an untrained handy man to go through and spray the units without any professional treatment, before moving in new tenants. We shouldn't be held accountable for something that is JPM responsibility and the HOA should have an active role in resolving this issue. The state of Georgia has no rules and regulations regarding bed bugs, and recently they have been shown to carry diseases.
